Grade 2 listed property planning permission

I'm a complete novice when it comes to Grade 2 buildings. But this has to change fast as I'm thinking about buying a Grade 2 listed house and am unsure about how rigorous planning permission is for such properties. Does anyone have any views on two jobs that need to be done to enable the house transaction to proceed?

1. There is an existing flat roof garden shed, size about 8ft by 12ft which needs replacing. Does this require planning permission? If is is increased in size to 8ft by 20ft (15 sq metres) does this need planning permission?
2. Old kitchen units also need replacing. Does this need planning permission?

Any advice is most welcome.

Probably not.

Caveats:
1. Assumes the original shed is relatively modern, not attached to the property or affects its character. Like for like replacement is fine. However if the new shed size and location are also within normal permitted development rules and wouldn't affect the character of the property (subjective) it shouldn't cause an issue. Others will offer their thoughts/experiences shortly
2. No problem at all unless you're ripping out something like original Georgian cabinetry!

We have two back to back outside looks and an above ground bomb shelter that are listed, plus a largish summer house and a greenhouse that were installed without complaint.

Noj is absolutely right. I would suggest also that you check the buildings listing details (you may be surprised by what you find) and, if you have other projects in mind, that you have a chat with your local CO - but that assumes that yours, unlike mine, can be contacted with some degree of ease - they're a timid, skittish and hermit like species in the main.

Regarding the shed, it will depend on the size and also, like everything regarding LBC, the subjective whim of your CO on any given day …

There are dimensions, if not exceed, which don’t require PP, however as you’re listed you do not have permitted development rights, so would still need PP, but not LBC as I understand it, but that is simply my take and a CO may disagree!

Anything you undertake within the building and outside, within the curtilage is subject to the listing and LBC process.

Like for like replacement is not officially OK without LBC, although repairs are… some COs would still like to be asked for their blessing though.

Kitchen units, bathrooms etc are all fine - consider them furniture, unless of course they have survived from a more worthy period. The thing COs will dislike with fitting new kitchens/bathrooms is the need for external venting which has to go through historic fabric of the wall, or wires/pipes the same…

Have a read of Historic England, they have some really good summary level docs regarding the frameworks for looking after a listed building. That will help you get a good personal viewpoint, then the paperwork and potential difference of opinion with the CO entails. Assuming you actually have one in your county!

PP is no more rigorous than any other building, in fact you will be able to swerve a lot of building regs which don’t benefit an old building. However, you have the added joy of needing PP when others wouldn’t (no permitted development) and the less clear cut process of LBC to navigate…
