First viewing of Grade II Cob Cottage

Good morning!

I am going for a first viewing of a Grade II thatch cob cottage this afternoon, and would appreciate any suggestions of questions that I should be asking the estate agent apart from the obvious of how old is the thatch!

Off the top of my head....

1. Thatch
   1. What type - Long Straw or Water Reed?
   2. When was the Ridge last replaced - these typically have a 15 year life expectancy.
   3. Is a fireproof barrier installed under the thatch and is any such a 30 or 60 minute barrier?
2. Electrics
   1. Does the house have a current EIC (Electrical Installation Certificate)?
   2. If so when does this expire?
   3. Have there been any recent modifications?
3. Plumbing
   1. Are mains services available or are these private?
   2. If private who owns this source and is responsible for maintenance and drainage?
4. Gas (as Plumbing)
5. Heating System
   1. How is the house heated?
   2. If Wood burners or open fires when were the chimneys swept and is a certificate available to confirm?
6. Timbers
   1. Any sign of rot or decay to any timbers exposed either outdoors or indoors?
   2. How extensive?
   3. Water stains on timbers indoors?
7. Is the exterior rendered?
   1. If so is this a cement render or lime based?
8. Surface Water Drainage
   1. Does the house sit on a slope?
   2. Are internal floors higher than external ground levels?
   3. Are there any signs of water pooling next to external walls?
