Edwardian Property - Slate Roof

Hello,

Just had our homebuyers survey for a 2 bed first floor edwardian conversion flat come through with a coupla of problems.

The main problem is the slate roof which says it is 'at the end of useful economic life'. I have called a few roofers but none would give me a rough estimate as I did not own the property. I just want to know how much i can potentially knock of the purchase price.

Apart from the roof, there is also scattered beetle infestation and damp to the ground floor areas.

Very nervous as a FTB and would like some advice.

Who is responsible for this roof? If its a flat, its likely to be leasehold.

Our roof Victorian 1890s still has slate on top of batons.

A lot of the slates look like and have the consistency of cardboard (at least the ones I can see and prod inside).

I have been quoted such wild and varying amounts between 3 to 6k, to strip, felt and replace with concrete tiles. My loft floor space is 7.5m x 5 m.

When I asked if they would strengthen the timbers with A frames (they are 3 x2") to take the extra weight of the concrete tiles I was met with a blank look.

I short, salvage what you can and replace like with like.

Estimates from where I am (Hastings) are 50p to 3 quid a slate.
1k for scaff.
So perhaps I suggest strip, refelt, reslate and buy in second hand slates from a salvage yard to replace failed ones.

In short I suggest Knock 5k off minimum

It is a leasehold but unfortunately I think I will be liable for a percentage of the repairs.

It will not be as simple as just knowing the cost of repair, because I assume you will need to agree with the others involved about the type/extent of work needed.

We have just had our roof (70m2?) reslated for around £7000. I now think that was a bit much though. That will depend on what slates you use, unfortunately chinese are cheapest (yes, I'm waiting for the abuse!).
