Hi, I'm a newbie. I love Edwardian properties. I understand there can be a lot of work to do, but I don't have a problem with the age of the house and the works. The problem I am facing (tbf, it might not even be a problem) is the current owners/vendor for the property I like, not the house itself.
They have done a kitchen and bathroom reno in 2009 which has no building control approval nor certificates at all. The bathroom used to be downstairs behind the kitchen, but was moved upstairs. All normal to me on the viewings and I didn't think anything of it, except that my solicitor has now informed me that the vendor did not get permission, approval nor sign-offs for this. The work would have involved changing and moving plumping and new electrics, which all seem to require certifcates, which does make sense for safety reasons.
Again, I have no issues with the house itself and know that old houses are a different beast, but my issue here isn't the house. It's the vendor not fulfilling their responsibility in involving the council/building control. I could understand them not notifying BC if the works was done in the 1970s, but the works were done in 2003 according to them. I'd think that in the 21st century, most people would know they need to get approval on things (?)
I really love the house but concerned about BC issue. Should I be? I am a FTB so maybe it's FTB nerves, but if someone can help me with what the options and solutions are, maybe I can continue with the sale because i am not phased by the reno work I need to do . I am just concerned about the safety of the works done by the vendors and any possibility of the council and BC penalising me for the previous owner's works done. Also, they have no evidence or proofs these works were even done - no receipts, no invoices etc. Thank you
