Do listed buildings need an energy assessment?

There's a Victorian cottage just coming on the market across the road from us, and I was chatting to the highly polished young man from the estate agents, today. We got to talking about HIPs, and I asked him how the energy assessment is carried out for listed properties.

"If the property is listed," he said, "you don't have to have an energy assessment."

Does anyone know if this is true?

Don't know. As far as I am concerned if anybody wants to buy a listed building they will buy it, certificate or no certificate.

ALL homes being sold now need an EPC. There is no exemption for listed buildings. The Agent does not know what he/she is talking about.

A good EPC assessor should take proper accunt of the fact it is a listed building when suggesting upgarding works (although does this ever happen!).
