Do I need consent for a shed? (Grade II)

Hello, I’m wanting to add a shed to the garden, it will be sited at the rear of the house as far away from the house as can be. There was an old and derelict car port in the position where it will go when we moved in.

I’m thinking 10’8’ and I do mean a garden shed and not a home office type building. Do I need listed building consent (or planning permission). Conflicting views on the interweb.

I don’t want to ask the question of the LPA if I don’t need to. Cannot worms and all that!

Any thoughts or experience?

So much can depend on the attitude of the local CO. It shouldn't be an issue requiring planning permission, and the presence of a carport, even though now removed, will strengthen your proposal, but the CO/Planning Authority may demand that you secure a formal consent from them as the new shed would be 'within the curtilage'.

A quick call or email to the CO should clarify

When my local CO came over for a site visit I mentioned I would be creating a driveway at the front of my cottage, he just shrugged and said “it’s a garden” but Cubist is right, they can be an unpredictable lot. That can of worms could get opened just as easily if you go ahead and put up a shed and someone complains to your local CO so you might as well open the can before you go to the expense of putting a new shed in. Definitely worth mentioning the derelict state of the car port and its distance from your home.

It feels silly to require planning permission for a shed. I guess it's so they can remove the shed if it could damage the house or spoil the ambience, but the cost of a shed is probably less than the cost of applying for planning.

If it were me I would build the shed without seeking permission, being careful not to make it look awful and keeping it within boundary and height rules. In the unlikely event the masses and their official representatives rise up over a garden shed it could easily be dismantled and sold on eBay for not a huge loss. Where to put the tools would be a problem but there is no rule against leaning them against the house.

My house isn't listed, but is in a conservation area. When I built my mancave (almost) within the envelope, and completely on the footprint of a derelict shed, I didn't apply for permission, but took plenty of pictures of it as it was before in case of trouble.



Check with your neighbours first, and then just build a nice old fashioned looking shed that could always have been there.

Next door, also listed, has three sheds. Her youngest used to sleep in one of them. Greenhouse too. No record of any planning application.

I'm interested to know whether a particular style of shed can win over a conservation officer. Is there a typical Georgian style for sheds?!
