I own a cottage in Essex, circa 1560. Exposed beams throughout, IngleNook f/place and many attractive features and enclosed cottage garden. I have been trying to sell since April and have been dropping the price since to attract more than an initial viewing from most parties. Issue is most people love the property and features but suspect there could be much work to do. I am aware that DPC may be needed and have a very brief review from one damp company who say plates may need raising at ground level. Also, electrics probably need replacing and roof needs some minor repair.
My issue is I have no facts to hand, only conjecture of people who dont want to get their own surveys done (perhaps understandably). Would it be wise to commission my own full structural survey to gauge the level of work required to ensure the 'price is right'? Has anyone had to do this before as a 'seller' rather than a 'buyer' in the market?
....I should add my Estate Agent is currently 'Beresford'. Perhaps not the right choice for a property of this type. It's Chelmsford area - does anyone have good recommendations?
