Damp

Can any one advise what could be causing these damp patches. They penetrate through to through inside.
I have had roof repaired. Damaged brick replaced. Wall repointed. I have lime washed the wall. Installed extractor fan in the kitchen.
The damp patches appear every morning regardless of if it has been raining or prolonged periods of warm weather.

Possibly just residual moisture. I'm assuming the wall has no cavity and was pretty wet to begin with. Brick replacement, pointing and limewashing all introduce more water.

The 'rule of thumb' is that masonry takes around a month per inch to dry out.

Alternatively, a leaky pipe somewhere...

If it's every morning it's likely to be condensation. That'll form on the wall as air cools over night because the wall is colder than elsewhere.

If the wall has lime pointing and limewash it should be dry. Cement pointing or plastic paints underneath the limewash would stop the wall from drying out. There is certainly some wet wall problem as your wall is popping the render off next door on both sides. What's underneath the lime wash?

It's bare brick under the lime wash. I will have to speak to my neighbour and ask him to check for leaking pipes.

Assuming the mortar is lime what was the coating on the bricks before? Could well be the problem is fixed and a previously wet wall is taking the normal 9 months to dry out.

I don't think the problem is coming from your neighbours.
