Looking for some guidance around an issue that has materialised on new plaster we have had put in a downstairs w/c as part of recent renovation work to our early 1900s end of terrace.
Few facts and pictures attached:
- previous owners had wooden panelling on the area so we aren’t sure if this just covered the issue historically.
- previous owners had carried out a DPC in the early 1990s to the utility area, which is adjacent to the problem area
- there is a downpipe and partially leaking gutter to the rear of the property, in the general area of our issue.
- as you can see by the pictures, we can dry out the area using a heater but there appears to be two problem areas that don’t dry out. The dampness then returns after a few hours.
- the outside brickwork (sandstone) appears to be moist so may be the culprit, with the moisture coming from downpipe/gutter and building up over a long period.
Has anyone dealt with anything similar? Our builders that did the renovation suggested rising damp but I am not so sure as it seems to be pretty isolated and the moisture seems to be radiating from two points rather than rising.
Current thinking is that we should a) fix the gutter/downpipe and then b) get the brickwork repointed but looking for anyone that has any other suggestions as well.
