Damp patch in bathroom

We have two sections of damp in our bathroom. One is down the side of the boxing, and the other is an odd clouding of dampness where it seems that the condensation simply is not escaping.
My pics show the inside and corresponding outside wall.
Would you think that the grey mould is probably because of the shocking state of the outside wall, (see my new years resolutions)?

The odd clouding is I think is where there is a layer of pva which has been applied at some time.

No helpful advice to share, but just wanted to state the obvious! :wink:

I'd be willing to bet that if you were to pick off some of that loose exterior paint you'd find very wet brick, and that if you were to inspect said bricks a week or so later you'd find much dryer bricks.
I know it would make the outside look very unsightly, but I'd be tempted to get up a ladder and remove all the loose(ish) stuff asap. What a satisfying occupation!

Ah yes, plants growing out of brickwork painted with something-modern-or-other . . . join the club!

Sounds like you're on top of the problem Jocelyn but I wouldn't bother too much about the inside damp until that outer wall is sorted out.

The trouble with that sort of paint is that the non-flaky bits are a pig to remove by hand-and-scraper. Since we've had scaffolding up while I was fixing the roof, I've been periodically removing the easily-shifted flaky paint on our gable wall while patiently waiting for the better-adhering stuff to come loose. I'm hoping the harsh winter will have caused a lot more of it to become flaky by the spring but I'm resigned to having to resort to something a bit stronger to get the final bits off before refinishing the entire wall.

The way things are progressing, that will probably be in 2011 though.

Rome wasn't built in a day though i sometimes wonder with some of the things we have had the displeasure of uncovering...
but despair not you will get it sorted.. you are like us.. we are waiting for warmer drier weather when we can tackle the lovely orange expandable foam that is holding the exterior of our house together that some bright spark thought would be good to use for pointing hahah

I know its annoying we have a few damp patches that seem to have sprung but luckily enough for us it was nothing major just blocked guttering on the top floor and thank god for my brother in law who came over and sorted everything out... just glad i hadn't decorated the hall and stairs or i would have been majorly at murder committing mentality by now!

Flyfisher, what is the 'something stronger' needed to remove flaking paint? I have noticed the same as you, some bits fall off easily and some do not.
Fortunately, there has been some further deterioration since last winter and I have spotted that the bricks must have been coated before in a different colour

Ufff Ilona, how depressing, you will be glad to get rid of that lot.!!

Good question, Jocelyn, but I don't know the answer at present. I'm also hoping that most of the stuff will flake off by itself by the time I'm ready to repaint. In the event that there is still some of the stuff hanging on (which I, sadly, presume will be the case) then I'm assuming/hoping that there will be some suitable remover that I can use for the final bits. My first stop will be Strippers of Sudbury.

The crazy thing is that the more the stuff flakes off on its own, the worse the house looks but the better I feel. I'm sure visitors generally think I'm some sort of nutcase until I explain my rationale - which probably only confirms their view in many cases. :lol:

I know just how you feel - you've all seen the hole in my house.

A visual shame, and it needs repair of course, but oh my goodness, the difference it's made to the damp in the dining room is wonderful!

Joss - I'm just seconding what FF said. The problem with a wall like that is that in some places the exterior paint will fall off if you look angrily at it, whereas in other places it sticks like thingummy to a wossname.

It also looks as though the bricks may be very soft and friable, so any attempt to remove the well-stuck stuff mechanically (ie: scraping, hacking or whatever) could cause substantial brick damage. So chemical stripping is certainly the way to go.

However, I do suggest that J is possibly going to have to add brick replacement to his new skills of pointing and plastering. It may prove necessary to hack out and replace some of the most crumbled bricks.

Our house-before-last suffered from the same flaking plastic paint problem, Joss, and just as Penners describes so eloquently, lots of it stuck like thingummy to a wossname.
Strippers came round and did some trial patches (we'd already found out about the effect of mechanical methods) and it was wonderful - as though the soft red bricks had never been painted. Unfortunately it was (and, of course, still is) a sizeable house and our bank manager wouldn't let us get it done, and John and I suffer from vertigo ...

Warnings heeded-- I've already done a little low level scraping, and have found cement, blown bricks, and creepy crawleys!!

It is actually not as high as it seems, and the long ladders will reach, after-all 'im indoors' is used to swaying about in the wind :wink:

I think we will end up having a 'little local man who can' to do the the top section thoroughly and then we'll carry on. The repointing I had done around the other side where the cables and wires were pulled away has sorted the dining room, all for £80 a day ( 8.30-5pm).

Assuming you're not planning on leaving the brick exposed but limewashing or similar, is it actually necessary to remove all traces of the previous paint? When we removed the loose paint from the interior walls of the vinery I'm afraid I took the view that a few patches with well bonded plastic or other would be OK as long as most of the wall was covered in breathable distemper.

I only ask out of idle curiosity and I realise that exterior walls are a different kettle of fish to interior.

That's something I've pondered as well, AMc. My guess is that leaving some of the old paint in place won't make make much difference as far as overall breathability is concerned. However, I presume that the bits of old paint will eventually come loose, so the newly-painted wall will, fairly quickly, become tatty-looking again.

That might not be a problem with limewash, which I understand probably needs repainting every few years, but I'm considering using a silicate paint for longer life. More expensive, initially, but I'm not keen on splashing out on scaffolding every few years just for another coat of limewash. So, if I splash out on an expensive breathable paint that should last 10+ years, I don't want any underlying old plastic paint flaking off in a couple of years.

All very amateur thoughts at present but that's my current thinking. Luckily, I probably have a couple of years before having to commit, so I'll be avidly reading of others' experiences in the meantime.

Yes, what to do when the bricks are cleaned up, is bothering me. It seems likely that many of the bricks are very, very crumbly and I have visions of collapse, especially around the top of that loverly upvc window.

Am waiting for the 'little man who can' to come and have a look.Will post the verdict.
