Hi. On removing a large mirror from a bedroom wall which is external, we have discovered a patch of damp behind said mirror, the wall was moldy and very smelly, the paper and skim had also lifted off. We think the cause is faulty rain-work on the exterior which we will fix. However internally we have started to strip the wall of the paper and white skim (or looks like white skim) and this has taken it back to what looks like a cement render, although we are not sure about this being cement.
The render has a number of cracks, some large and one has been badly filled with what looks like a smooth grey cement (different to the render). We are now not sure what to do next and should we get an expert to look at it? The room is on the first floor, for information. I am guessing that if the render is cement then it really needs to come off?
I suppose what I am really asking is, can anyone tell me if this is in fact cement and sand and doyou think I should be concerned about the cracks?
The property is a stone rubble cottage and is grade 2 listed. Obviously aware that anything we do needs the relevant consents.
Photos attached.
Thank you
