I am looking for some advice on how to go about getting work carried out to repair a communal area affected with dry rot.
I became aware of the problem when I tried to sell my flat. A scheme II survey indicated there was evidence of dry rot in the common stairwell. I am now looking to initiate getting this work done. I have had three separate damp and wood rot specialists out to look at the proprty, all of which agreed that there is evidence of dry rot. The area mainly affected is the walls of 2 of the other flats in the building. It is unknown how far into the timbers of these 2 properties the dry rot has spread. My own flat shares the communal area that is affected, however no evidence of dry rot has been found in my property. It is unlikely that my flat is affected due to it's location in relation to the dry rot in the communal area. I have been unable to obtain a quote from any of the companies as they say they cannot give an estimate until work is started and the extent of the dry rot is determined.
There are 5 other flats in the building, all of which are owned by the same private landlord. I approached him when I first discovered the problem and he is of the opinion that there is no dry rot. I do not believe he will agree to carry out the work on his properties.
I would like to hear from anyone who has had a similar problem. I have been advised to write to all parties who may be involved. Can anyone advise what the best course of action would be? I am particularly concerned with information on the legal aspects of forcing the work to be done. I am concerned that I am not left to pay for the whole work if nobody else agrees to the work.
