I am a cash buyer interested in a small terrace house in Kent part of a terrace of ten houses built around 1900. I have commissioned a survey and the surveyor has told me the house is solid wall construction and may be made of clinker or some kind of concrete block. He can't be totally sure as all the houses in the terrace are either fully rendered or weatherboarded so the underlying structures can't be seen.
Apparently there is a lot of refurb type work to be done on the house and upgrading to insulation against the weather but structurally no obvious signs of failure. Also of course this house and others in the terrace have all stood for over 100 years.
Assuming it is clinker block though I understand that not all mortgage lenders will offer money on such houses so I am a concerned about resale at a later date.
Having said the above i do know that some houses in this terrace have sold and are mortgaged. For example an identical house a couple of doors down was I understand bought with Halifax only a year ago although I do not know what percentage of the value a loan was taken on. Another house though I believe may have gone to auction a few years back.
All in all I'm a little confused, does anybody have any ideas about such a terrace of houses that are all fully rendered? Is it likely to be clinker block at that age and in Kent? If it is clinker/ concrete block does anybody have experience of such structures.
