Hi all.. Just having a little rant...
We have ages ago (awaiting consents)bought the other half of a listed farmhouse, it was divided about 5 years ago and presently my mother in law lives in there :roll:
The other half has fell into disrepair and we had the opportunity to buy it. :shock:
The divide split the house effectively removing the access to the loft space (a cavernous 8 mtres long and 4 mtrs into the eaves with a beatuifuuly beamed pitched roof, (which they have agreed to allow conservation lights)
We have to have a stairs fitted to re-access the loft space. This therefore requires building regs!! the problems are such that the stairs has to have a 2mtr headroom, which is difficult because of pearlings in the loft.. fire proofing of doors..we have a fabulous wooden divide with a tiny latch door in, between the 2 rooms and they are saying it may have to be plasterboarded over to provide a 30 min fire break.... the 250 year fire in the inglenook has to be removed as the hallway has to be a fire sterile area as it is the main room between the entrance , even though all the windows have to have means of fire escape.. the timber beams can't be exposed in the loft as we have to provide a 2inch ventilation gap because of the black felt not being breathable and it has to provide the correct u values.
We found the design for the windows in the other half that were passed by the previous conservation officer , had them quote a price to make them in oak so that the whole frontage looked like the original farmhouse, our new conservation officer says that the ones in my mums half should have been in iron and therefore if we want to match them up, she should have hers taken out next door!! we asked for an example locally and he said he thinks there is an example about 15 miles away!! ARRRGGHHHHH...
We are also adding a 3mtr x 3mtr sunroom onto the rear which doesnt require plannning permission only consents and building regs, they have advised that the footings for the single storey "lean to" (as they call it) have to go below the footings of the cellar, this means that the two walls for the lean to are going to require to be dug to at least 3mtrs.....!!?? its doing me ed in... we are at present renaming rooms so that we can get away with certain regs... a dining room is to become a hallway and study is to become a store area a bedroom a retreat area.. you get the idea..it's madness i tell you madnesss (ps whats the first sign of madness?? Sugs walking up your garden path..ha ha hhhhhhaaa..
