Boundary dispute

A hedge which has been the percieved side boundary to the property for at least the last 30 years has now become the subject of a dispute with new neighbours. They are claiming that the boundary to their land lies 2 ft on myside of the hedge. Two prevous owners of my property on the the selllers information form (which I understand is considered to be a legal document) have both stated that the hedge is my boundary. I also have contacted the previous owner of the new neighbours house who states that they told the new neighbours that the hedge was the boundary, it is also in the sellers info form under bounderies.
The new neighbour has started to remove the hedge at the bottom of the paddock. What would others on this site advise me to do, this person is unapproachable.

And yes call the police if the boundary belongs to you, it is criminal damage.

It could be deemed criminal damage - but I doubt that the police will wish to become involved, frankly.

Check your household insurance to see if you have legal cover, and call the company to ask for legal help.

I'm afraid an injunction is possibly what will be required, until the matter is further investigated and sorted out.

What makes the new neighbour feel that the hedge is not now the boundary?

Have you checked the Land Registry registration, to see if that has any information?

I think that land registry plans are only claimed to be accurate to 18" - and that the actual boundary should be considered.

I would call the police - if the neigbours are being agressive at all, tell the police that. threatening behaviour, likely to cause breach of the peace etc. and get on to legal people and get sworn statements from everyone you can.

Written notice to stop, warning that you will recover costs etc - get the solicitor to draft it.

Make sure you take photographs with criminal damage being perpetrated if possible.
