i know i shouldn't , but im quickly building up enough interest to go and see this. thats a lot of house to take on though.
i am getting a copy of the planning and lb consent so if everything is already in place , what can go wrong?

Lots of things. That isn't a very wide right of way being granted and you may have an awkward farmer to live with.

Public footpath mentioned..find out exactly where it goes.


Will there be access and turning for materials to be dropped off?


How many meters of fencing needs doing in that twelve week limit?

the stock fencing shouldn't be a problem , ive done lots and lots of stock fencing in my time. also 3.5 meters is in fact quite a wide lane , or certainly wide enough. public footpaths are fine providing they dont run past or through your back garden. i have a friend who is doing exactly the same kind of resto on pretty much the same kind of house so ive been over a lot of this before.
i dont think im going to jump into this one too deeply though , i can see it selling for a lot more than 125k.

I tried zooming in on the picture, and I think there a couple of loose tiles on the roof. Armed with this knowledge, maybe you can get the price knocked down a little.

I did that too. I don't think the windows are double glazed. I'm thinking the house as it stands is probably not energy efficient.
