I have lived in my victorian semi for 27 years. When I moved in I vacuumed the mortar out of the wall cavity bases and had a chemical DPC installed in the wet bits. My nextdoor neighbour said her rear downstairs room had a damp floor. Since she died about 7 years ago, the next owners spent a fortune with new wood effect floors, and to my consternation put decking over their concrete surround (path?) to their house. When their house started having a rat problem they "sealed" the under decking space by pouring pea gravel under it (12" thick?). It went through another owner who has just sold it and I was chatting to a builder who is on contract for the new owner.
What this chap said was "the back room floor is a bit damp so they have got us to put in additional air vents". Well. . . what the builder has done is to whack in 9" X 6" air bricks in the outer skin of the wall but not through the inner!! By eye, they seem to be about level with the skirting board, so I guess its a good job he did not pierce the inner skin. :roll:
I mentioned to him the (hot) overflow which has been dripping for about 3 years but is now a steady stream. This has a good growth of foliage growing from the tiled kitchen roof below it (about 3' tall :roll: ). I was tempted to pull it up a year or so ago, but it had too good a grip on the tiles. "Oh!", the Builders says " the Surveyor did not mention that!" .
I await with bated breadth for the next instalment of what not to do with a delightful house.
