So this house is ideally the one I want to put an offer in for. The roof looks okay, no “sagging” to it, but the top of the wall has this dark gradient patch going along, getting more vertical as it heads toward the back of the property. Any ideas on what this could be and if I should be worried about it?

That's likely to be a weathering pattern from dirt accumulating under the eaves. The wall would be more sheltered the further in it is between the houses, meaning that the wash off zone from rain that can reach it would be further down.

This makes a lot of sense, it obviously needs a good scrub!!

Google 'softwashing'. Comes up a treat on pebbledash without harming.
